METROPOLITAN NASHVILLE AIRPORT AUTHORITY

DIRECTOR, PROPERTIES AND COMMERCIAL MANAGEMENT

(CONTRACT) 

Job Purpose:

Under general direction of the Sr. Vice President and Chief Operating Officer (COO), manages the Properties Department of the Metropolitan Nashville Airport Authority (MNAA). Works in accordance with general and special directives with a wide margin for exercising independent judgment. 

Essential Job Functions:

Directs a staff responsible for the development and administration of all activities concerned with both property and concession management, including development of applicable standards, procedures, preparation of various reports, financial analyses, RFPs, RFQs, and other solicitation documents. Oversees the airport public parking contract operation and the operating agreements and permit compliance of other ground (public and private) transportation services.

Responsible for analyzing, developing, drafting, negotiating, implementing and monitoring all business plans and proposals, contracts, leases and agreements with airlines (passenger, cargo) and other airport tenants. Inspects and monitors tenants to assure lease and permit compliance.

Routinely confers with the President, Vice President of Legal Affairs and Government Relations and other executive staff members regarding airport property and concession management business issues. Makes presentations to the Board of Commissions as required.

Manages land acquisition programs of the Authority, and maintains liaison with tenants, governmental agencies, and other economic interests, private and civic.

Routinely monitors the business performance of tenants and concessionaires to insure compliance with the Authorityís Long Term Strategic Business Plan. Actively markets business opportunities with the Authority in order to generate additional sources of revenue.

Prepares and administers the operating and capital improvement budgets for the Properties Department.

JOB STANDARDS

Education and Knowledge:

Any combination of education and experience equivalent to graduation from an approved college curriculum in business administration, law, aviation, airport management, or other related field. Understand the principles and practices of accounting, budgeting, purchasing and general administration. Knowledge of legal practices, procedures and terminology as they relate to property management, contract negotiations, and preparation of documents; knowledge of the statutes and ordinances governing the acquisition, lease, sale and management of airport property.

Must possess a valid Tennessee State Driverís License; must maintain SIDA (Security Identification Display Area) and AOA (Airport Operations Area) clearance.

Work Experience:

Minimum of eight years experience in business or property management positions.

Mental Skills:

Demonstrated ability to plan, develop, and implement property management actions consistent with organizational and community needs. Ability to direct staff in accomplishing positive results working under pressure. Must have negotiation skills.

Manual Skills:

Ability to operate personal computer.

Physical Effort:

Little required.

Working Conditions:

Good.

Safety of Others:

Reasonable care.

Public Relations:

Ability to establish and maintain effective internal and external working. Must demonstrate strong interpersonal skills and high level of professionalism.

Supervisory Skills:

Must plan and supervise the work of others and have the ability to lead a staff in accomplishing organizational goals. Must be able to evaluate employee performance and resolve conflicts.
