Richard,
We have 25,000 enplanements annually and no other local traffic to support
a
restaurant. We lease 220 square feet to a deli for free just to have food
service in the terminal. Even this is a marginal proposition and we've had
three vendors, but our latest has been pretty stable.

Everyone -
I'm currently in negotiations with a restaurant concession at my non-hub
airport. I've been assigned to find out what other airports charge for a
restaurant concessionaire and to come up with an "average".
We charged the previous tenant $3K per month minimum guarantee with a 4.5%
percentage of gross.
