Aviation business and airport management/operation is a state, regional, and/or 
national (and international) industry.  As an airport you compete with other 
airports in your state, region, and nationally for the development of certain 
types of commercial aviation businesses as well as sometimes the basing of 
commercial and non-commercial aircraft.  Commercial land rates for non-aviation 
land is not an appropriate indicator to be used independently (unless you are 
leasing airport land for non-aviation use and competing with local commercial 
land developers).  Aviation businesses and aircraft owners are unable to 
utilize non-airport land for their activities and the non-airport land does not 
have the same level of infrastructure that an airport has the responsibility to 
build and maintain.  Further non-airport land does not have near as many 
restrictions (Airport Assurances) as does airport land.  As we can all tell 
from the multitude of responses and opinions, setting rates and fees at an 
airport is no easy task.  There are a multitude of issues and approaches that 
should be taken (including local economics).

airport. The value of the land at your airport should be determined by a
commercial real estate appraisal.

Hello everyone hope everybody had a good holiday.
I have a new manager and she has requested that we look at the current
ground lease charges.  Please provide me your current charge for a
ground lease for hangar construction by tenant.  Currently we charge
$.25 per sqf per year tenant pays all costs for project.  Please note if
this is on a Part 139 or GA airport.  It would be nice if we could
charge for actual cost of operation, but.....Thanks hope you all have a
good year.
