Ground Lease Survey



Jeff,

As you get responses, make sure you look at the comparability of the airports 
before you factor their rates into your calculation.  Airports with more or 
less infrastructure, acreage, amenities, etc. costs less to manage and operate 
and therefore may drive a lower rate.  In addition, the demand for land and 
improvements at each airport may vary which also has an impact on the rate.  
Last but not least is the overall terms and conditions of the agreements 
associated with the rate (i.e., term, improvement reversion, triple net or 
gross, etc.).  Please feel free to call if you have any questions.

I have a new manager and she has requested that we look at the current ground 
lease charges.  Please provide me your current charge for a ground lease for 
hangar construction by tenant.  Currently we charge $.25 per sqf per year 
tenant pays all costs for project.  Please note if this is on a Part 139 or GA 
airport.  It would be nice if we could charge for actual cost of operation,
