Lake in Hills eyes airport area zoning

Landowners have persuaded the Lake in the Hills Zoning Board of Appeals
to expand the definition of businesses allowed to locate near the
village airport.

The amendment would create a new unified zoning category especially
designed for the airport area.

Village officials earlier said proposed zoning for the area near Rakow
and Pyott Roads would limit businesses to those that "fit in" next to
the Lake in the Hills Airport.

But Lakewood resident John O'Hara, owner of a building that would be
affected by the zoning change, said he's concerned about the resale
value of his property. O'Hara's concerns were echoed by several business
owners Monday night.

Businesses allowed under the proposal would include warehouses, offices,
car rentals, hotels and airplane parts manufacturing plants and other
types of businesses that "one would expect next to an airport," an
official said.

"I'm worried about prospective buyers," O'Hara said. "This limits the
market. What happens if the owner of a print shop or a golf shop wants
to buy my property? Under the new airport zoning, those businesses would
not be allowed."

"Are we restricting the market so we'll have vacant buildings sitting
there?" said Craig Rigenstrup, Zoning Board member.

Robert Klaas, Zoning Board chairman, encouraged landowners to submit
lists of businesses that could be included.

The Zoning Board will take up the matter again Jan. 28. The Village
Board would consider the matter later in the year.
