Developer to reconsider plan for housing near airport

Plans for a 124-home subdivision a mile away and in direct line with a New
Century Air Center runway were returned to the Planning Commission Tuesday
by the Olathe City Council.
City officials said the density of homes in the subdivision plan is too
great.
The developer, Links of Prairie Highlands, will consider the financial
feasibility of a plan with fewer homes, said Jim Orr, the group's attorney.
The 40-acre project is proposed southwest of 143rd and Cedar Niles Circle.
City staff has proposed one- to two-acre single-family homes as a buffer
between adjacent large-lot homes, with those to the west falling outside of
city boundaries.
Several other issues were raised, including access to city water service and
flood plain buffers, but the bottom line came down to density, Orr said.
The airport's county board stands opposed to anything more dense than 5- to
10-acre lot homes.
Orr said that density of homes would simply sink the project.
Councilwoman Beverly Wittenborn called the airport a non-issue.
"Maybe they need to buy this ground if it's that big of a concern," she
said.
Councilman Bob Montgomery urged another review of the transitional lot
policy and said developers would have to do their best to please the
neighbors of the plan, whether they live in the city or not.
